I have started with the business of renting out apartments. I want to move to build small warehouses and rent them out in.
I need to know more about this business, free sample forms like: tenant background, contracts, eviction forms, inventory check lists, business plans and excel sheets for business control or cheap software for business control.
Any advise?
I am based in Africa, Mozambique but the basics are global, i guess with some minor legal changes…

Here’s the situation:

My commercial tenant is leaving his rental space. We agreed to end the lease on certain conditions. I had no real problem with how it all played out, except for when I discovered a large piece of equipment that he told me he wouldn’t be taking with him. At first I was kind of mad and I demanded that it be taken away. He said it would be a major hassle to do this. However, our agreement says he must do it.

For a while I wasn’t sure what to do.

Then, all of a sudden, someone said they’d pay me decent money for the piece of equipment. And they said they would handle the dismantling and removal of this heavy item as well.

While I am weighing this offer, I am wondering:

Could my tenant come back and demand the equipment, despite having verbally telling me he would be leaving it and I would just have to “deal with it”?

Could the tenant demand a share of the sale?

If I sell it, can I still sue the tenant for breach of the lease for not taking it away?

If there is a commercial property that would sell for 7mil without any lease, how much less would it sell for if there was a 10/yr lease that generated 100k/yr?

I am interested in a commercial property which is currently leased by someone. I plan to take over it due to a business and there is no bad intention on my part. Heard that this tenant can’t pay his rental. I have approached the management about renting a small space from it. They told me to speak to the tenant which I did. He rejected me. Can anyone give me some idea on how to convince the management that I would be a potential tenant and may help the tenant to ease his burden.

I wanted to lease a commercial property through an agency but owned by someone else. I have a New Age store, candles, incense, amulets, tarot. I called today to tell the agent I was defenitely interested and he said the owner is against the type of business because it’s witchcraft and she goes to church every day. I don’t consider it witchcraft. I consider my store to be kind of like earth bound. Anyways is that even legal. I live in Texas.

I have been deciding if I want to go into a 30 year land lease on a commercial property. The commercial financing network in this market is zero to none. I have an investor that is willing to purchase the property at about $100K. The only thing is that the Investor is requiring about $35,000 as a security deposit, my name will not be on title, and wants me to pay for the entire rehab of the property. Isn’t this a little one sided, and what is the normal security deposit required for a land lease. I do not think that there should be a down payment that high though, and I thought that since it is a lease, there should be a security deposit only. Please experienced answers needed.
